KAFD LEAF

Core of K A F D, crafted by more than 25 world-renowned architecture and design firms, the Leaf features business, leisure, and lifestyle facilities. It is bound by King Fahad Road to the east, Al Thumamah Road to the northwest and Northern Ring Road to the south.

KAFD 6

A triangular site to the northwest of Al Thumamah Road. that will be activated in a later phase. It hosts a retail and entertainment village, and a world-class performing arts. venue, set around open rich in greenery and water plazas.

AlChadeer land, acquired to extend the future development plans, is currently undergoing asset and design planning.

KAFD 7

Located to the south of the Northern Ring Road, offering additional residences and house K A F D's. infrastructure and utility support services.

ZONING STRATEGY

Currently under design review, the master plan will include multiple asset classes in 4 areas:

Gateway Park: 2 large units of retail & F&B components.

Central Plaza: Area 6's main feature, beautifully designed and accommodating retail and F&B.

Lifestyle Park: Hotel asset surrounded by a garden pavilion and destination plaza.

Gateway Park: 2 large units of retail & F&B components.

A zone with family-oriented retail concepts, to compliment the neighboring family entertainment hub, with a twist of, casual, light to fine dining unique concepts. It is highly dependent on the activation of the A.07 leading to the continuity of the Wadi level and seamless transition of the retail representation.

Focused on entertainment, dining and affordable shopping. The zone offers a mass premium market to attract youth, young couples, families and professional. The retail part houses mass premium brands from fashion, cosmetics, jewelry, gadgets and more. The F&B section ranges from casual to fine dining concepts.
Approximately 20,000 SQM of GLA dedicated for an entertainment hub in plot A.05 and A.02, that will be the zone and the leaf's main anchor. A detailed execution strategy was created for this zone.

The living zone, partially activated with multiple parcels, links multiple zones and is a unique dining, shopping and family entertainment destination. The retail component housing needed, premium brands for K A F D residents, employees and visitors.
The F&B offering accommodating unique, top notch fine dining concepts and a variety of specialty F&B to casual and light dining concepts.

Premium luxury destination with Tier 1 luxury brands and fine dining experiences serving KAFD niche visitors, employees and residents. Aiming to populate the F&B units on the Wadi & Ground levels before the luxury brands start moving in as per the timeline shown in this report. A detailed execution strategy was created for this zone.

F&B destination offering food halls for the high-rise business towers at daytime and citywide visitors at night and weekends.
